Tammy Stevens Wilson, M.B.A., a nationally certified Housing Development Finance Professional (HDFP has over 30 years of experience in banking, finance and community development. Ms. Wilson has provided community development consulting services to both national and international community development organizations. Community & Economic Development Experience Ms. Wilson serves as Principal of Wilson Consulting Associates, a multidisciplinary consulting firm providing community and economic development strategy and implementation services with a $350 million track record (and growing!) in leveraging the U.S. Treasury Department’s Community Development Financial Institutions (CDFI) Fund programs, public and private sector investments and grants for her clients. In addition to her consulting work with CDFIs and Minority Depository Institutions (MDIs) across the country, Ms. Wilson recently completed an engagement with the National Bankers Association, the country's premier voice for MDIs to provide program development, impact assessment and support services for the NBA's newly launched nonprofit, the National Bankers Community Alliance, which supports the work of the country's MDIs. Ms. Wilson has served on a national panel of reviewers for the New Markets Tax Credit program and in August 2005, was awarded a five-year contract with the CDFI Fund and certified as a reviewer for all CDFI Fund certification and capital programs. Ms. Wilson was engaged as a subcontractor to Deloitte Financial Services to deliver the CDFI Fund's MDI Capacity-Building Initiative and served as an interim work team member on the CDFI Fund's Minority CDE Initiative designed to evaluate the opportunities and challenges for minority-owned firms in the NMTC program. In a prior consulting role, Ms. Wilson served as lead project manager to develop strategic marketing initiatives for Fannie Mae’s Multicultural Markets Division and to develop community development product guidelines for GMAC. In her early career as National Project Manager for Bank of America’s Community Development Division, Ms. Wilson managed national community development policy issues and programs, and as a work team member on the (NationsBank) Bank of America Native American Initiative. Ms. Wilson also managed the NationsBank national Report to Communities program, served as initial project lead for the division’s Balanced Scorecard performance measurement initiative, and was named to various cross- company senior management teams charged with managing merger-related community development integration projects.

Ms. Wilson was also an instructor for the Bank of America Small Business Success curriculum designed to assist small business owners with business and marketing planning, management and sustainability concepts. She also has many years of experience in First Time Home Buyer Education curriculum delivery. Ms. Wilson has both consumer and small business lending experience, as well as retail loan servicing expertise. As a former banker and community development executive, Ms. Wilson provides Community Reinvestment Act (CRA)-related advisory services and develops performance context protocols for regional banks. Ms. Wilson is a renowned presenter, and has served as a New Markets Tax Credit panelist for Novogradac, and an industry expert for the National Bankers Association, among others. Affordable & Workforce Housing Expertise

Ms. Wilson is a partner in Prosperity Builders, LLC, a Charleston area-based workforce housing development platform, which leverages public/private partnerships to create quality affordable housing opportunities. Prosperity Builders developed Gregorie Ferry Towns, the Town of Mount Pleasant’s first workforce housing community, in partnership with Housing for All and the Town of Mount Pleasant. Gregorie Ferry Towns is comprised of 36 townhomes developed under a horizontal property regime for individuals and families with income levels at or below 80% AMI. Prosperity Builders is currently developing Bermuda Pointe Townhomes, a community of 40 townhomes with 30 homes reserved for persons/families earning between 80% AMI to 120% AMI and 10 Market Rate townhomes. A public/private partnership with the Charleston Redevelopment Corporation, Bermuda Pointe Townhomes will be completed in late 2023. Education & Certifications.

Ms. Wilson holds a Master of Business Administration (M.B.A.) degree from Winthrop University (2006), national certification as a Housing Development Finance Professional (2007), a REALTOR® license in NC, SC and GA, and a Bachelor of Arts Degree in Business Economics and Spanish from Wofford College in Spartanburg, South Carolina (1990). Ms. Wilson also holds the following designations and certifications from the National Association of REALTORS®: At Home with Diversity®, Seniors Real Estate Specialist® (SRES®), Short Sales and Foreclosure Resource (SFR®), and GREEN Designation. She served as a contributing writer to the Fannie Mae commissioned study “Bridging the Gap: An Analysis of Impediments Affecting Minority- and Women-Owned Lenders in the Secondary Market” (October 2001). Ms. Wilson has served on the following boards, among others: Volunteer Development Consultant to the South Carolina Homeless Coalition, South Carolina Affordable Housing Coalition Board Member, York County Economic Development Board, City of Rock Hill Human Relations Committee, CAHEC New Markets Tax Credit Advisory Board (current), and is a member of Alpha Kappa Alpha Sorority, Incorporated.
